Challenges of concrete restoration and repair

Concrete restoration and repair is undertaken for a number reasons. Professor Khaled A. Soudki at the University of Waterloo identifies five:

1)      Improve or restore structural integrity

2)      Improve appearance

3)      Improve durability

4)      Improve functional performance

5)      Provide water-tightness

 

It has been said that dealing with damaged or deteriorated concrete is as a mix of art and science. There is no doubt the expertise associated with concrete restoration and repair are decidedly different than that of new concrete installation projects.

There are several specific challenges associated with concrete restoration and repair. Two stand out.

The first relates to concrete structures and building codes. Over the years, concrete construction codes change, in fact ACI International has introduced a new code requirements for concrete repair, ACI 562 562-16 Code Requirements for Assessment, Repair, and Rehabilitation of Existing Concrete Structures.

Seismic load, for example, has become a major focus of more recent building codes and restoration projects. Evaluating existing concrete capacity can itself be a structural challenge – especially if there are few historical details. Without detailed records, it may be impossible to determine what understanding original builders had of concrete reinforcement systems.

The second challenge revolves around technical issues, including such things as corrosion of reinforcement and carbonation of concrete. Understanding deterioration mechanisms and conditions involves significant experience. Likewise, applying the right remediation and retrofitting, such as patching, coatings, anti-chloride treatments is a complex and difficult challenge.

It is a given that existing concrete structures are unpredictable. Experience, safety, and training weigh heavily in both the evaluation process and final concrete restoration work.
